Landlord Fees and Charges

LETTING AND MANAGEMENT SERVICE 16.8% of monthly rent (Inc VAT)

INCLUDES

  • Assess the property and agree a rental figure and marketing strategy with the Landlord
  • Advertise and market the property on Crown Home’s website and major property portals
  • Conduct accompanied viewings with prospective tenants
  • Report to the Landlord on offers received and negotiate tenancy terms
  • Carry out referencing via a third-party referencing company
  • Conduct Right to Rent checks on all adult prospective occupiers
  • Draft and arrange execution of the Tenancy Agreement
  • Collect and protect the security deposit with the DPS Custodial Scheme and serve prescribed information
  • Serve required tenancy compliance documentation
  • Arrange an independent inventory and schedule of condition
  • Collect rent monthly, deduct commission, remit the balance to the Landlord and provide monthly statements
  • Monitor rent payments and chase rent arrears by written reminders
  • On written instruction, serve a Section 13 Notice to increase rent at the anniversary of the tenancy
  • Hold keys securely and act as the main point of contact for day-to-day tenant matters
  • Notify utility providers and the local authority of changes in occupancy
  • Conduct two property inspections per 12-month tenancy period and report findings in writing
  • Arrange and oversee day-to-day repairs and maintenance up to £300 (Inc VAT) per individual instruction without prior reference
  • Obtain Landlord approval for works exceeding the authorised limit, except in emergencies
  • In emergencies, authorise works to protect the property, comply with legal obligations or ensure tenant safety
  • Arrange annual Gas Safety Certificate and Electrical Installation Condition Report (EICR) as required by law
  • Manage the deposit return process, including proposed deductions and DPS disputes
  • Carry out follow-up Right to Rent checks as required
  • Where applicable, review and update Private Rented Sector Database property information
  • Where instructed, pay service charges and other property-related outgoings on the Landlord’s behalf, subject to holding sufficient funds

INCLUDES

  • Report to the Landlord on offers received and negotiate tenancy terms
  • Carry out referencing via a third-party referencing company
  • Conduct Right to Rent checks on all adult prospective occupiers
  • Draft and arrange execution of the Tenancy Agreement
  • Collect and protect the security deposit with the DPS Custodial Scheme and serve prescribed information
  • Serve required tenancy compliance documentation
  • Arrange an independent inventory and schedule of condition
  • Collect the first month’s rent and deduct Crown Home’s commission before remitting the balance to the Landlord
  • Arrange key handover at the commencement of the tenancy
  • Collect rent monthly, deduct commission, remit the balance to the Landlord and provide monthly statements
  • Monitor rent payments and notify the Landlord promptly if rent is in arrears
  • Chase rent arrears by written reminders
  • On written instruction, serve a Section 13 Notice to increase rent at the anniversary of the tenancy
