LETTING & MANAGEMENT SERVICE

16.8% of Monthly Rent (Inc. VAT)

Includes

  • Assess the property and agree a rental figure and marketing strategy with the Landlord.
  • Advertise the property on the Crown Home website and major property portals.
  • Conduct accompanied viewings with prospective tenants.
  • Negotiate offers and tenancy terms.
  • Carry out tenant referencing through an approved third-party referencing provider.
  • Conduct Right to Rent checks on all adult occupiers.
  • Prepare and execute the Tenancy Agreement.
  • Collect and protect the security deposit with the DPS Custodial Scheme and serve the Prescribed Information.
  • Serve all required statutory tenancy documentation.
  • Arrange an independent inventory and schedule of condition.
  • Collect rent, deduct commission and remit the balance with monthly statements.
  • Monitor rent payments and chase arrears.
  • Upon written instruction, serve a Section 13 Notice to increase rent in accordance with the Housing Act 1988 (as amended).
  • Hold keys securely and act as the tenant's primary day-to-day point of contact.
  • Notify utility suppliers and the local authority of changes in occupation.
  • Conduct two routine property inspections during each 12-month period and provide written reports.
  • Arrange day-to-day repairs and maintenance up to £300 (Inc. VAT) per individual instruction without prior approval.
  • Obtain Landlord approval before instructing works exceeding the authorised limit (except in emergencies).
  • Authorise emergency repairs where necessary to protect the property, comply with legal obligations or ensure tenant safety.
  • Arrange statutory safety inspections including Gas Safety Certificates and Electrical Installation Condition Reports (EICRs).
  • Manage the tenancy deposit return process, including proposed deductions and DPS disputes.
  • Carry out follow-up Right to Rent checks where legally required.
  • Review and update the Private Rented Sector Database information where applicable.
  • Where instructed, pay service charges and other property-related outgoings from available client funds.

  • Chase arrears where necessary.
  • Upon written instruction, serve a Section 13 Notice for annual market rent increases.
