How to Use the Rental Yield Calculator

Our rental yield calculator is designed for properties in the UK and works in pounds sterling. If you are calculating rental yield in a different currency, scroll down to learn how to calculate it manually.

  1. Choose the calculation method
    Decide whether you want to work out your rental yield based on the original property purchase cost or the current market value. Select the appropriate option from the drop-down menu in the calculator.

  2. Enter the property value or purchase cost

    • If you are calculating rental yield based on the current market value, enter the property’s value in the form.

    • If you are using the property’s purchase cost, you can either enter the full cost directly or use the plus button to add expenses such as stamp duty, mortgage fees, and refurbishment costs for a more accurate result.

  3. Add your monthly rental income
    Enter the total monthly rent you receive from your tenant.

  4. Include annual running costs (optional)
    If you know your combined annual costs, you can enter the total figure directly. Alternatively, use the plus button to add individual costs such as council tax, insurance, ground rent, and service charges.

  5. Calculate your rental yield
