Property Manager

Office Location: 1 St. Katharine's Way, London, E1W 1UN 
Job Types: Full-time, Permanent
 

Main Responsibilities

  • Schedule and carry out property visits (pre tenancy, mid term, end of tenancy, etc)
  • Attend viewings with applicants when necessary
  • Check and preparing properties for new tenancies
  • Arrange pre tenancy works when required and ensuring timely completion
  • Arrange inventory check in and check out
  • Prepare and send useful information packs for the tenants
  • Meet new tenants at the start of the tenancy
  • Manage end of tenancy matters
  • Prepare dilapidation charges and manage deposit returns
  • Ensure all properties have a valid Gas Safety, EICR and PAT
  • Prepare mid-term inspection reports to send to the landlord and feedback to the tenant
  • Deal with day to day property maintenance issues
  • Assess and evaluate reported maintenance issues
  • Organise quotes for repair/maintenance and oversee works
  • Assist with handover of the property after completion and oversee any snagging issues
  • Deal with change of occupancies
  • Negotiate tenancy renewals
  • Update internal database
  • Appointment and monitoring of contractors
  • Carry out general administration duties (filing, scanning, etc)
  • Assist in review of existing property management processes, procedures and systems
  • Manage and promote properties on social media platforms and Rightmove to generate business leads
  • Encourage tenants/landlord to write reviews and join to follow company social media platforms
  • Support Lettings Director with additional tasks as and when required
  • Support other colleagues as required during annual leave and busy periods


Skills Required

  • Ideally be ARLA licensed/achieved the NFOPP Technical Award
  • Experience in residential lettings and/or serviced apartments industry
  • Excellent communication skills with a professional phone manner
  • Good organisational and multi-tasking skills with the ability to prioritise and work under pressure
  • Be adaptable and a good team player
  • Excellent IT skills including knowledge of MAC systems
  • Ability to work well within a team and on their own
  • High level of attention to detail
  • Confident in dealing with clients
  • Strong interpersonal skills
  • Keen in growing with the company
