CHBL | Crown Home Buying & Letting is a boutique agency specialising in high-end, luxury new-build developments in central London, such as One Blackfriars, London Dock and South Bank Place. 

With the expansion of our lettings business, we are now looking for a hard-working professional with excellent time management skills to join our lettings department.
 

1: Letting Negotiator

Office Location: 1 St. Katharine's Way, London, E1W 1UN 
Job Types: Full-time, Permanent

The successful candidate will be responsible for assisting the Lettings Director to manage the existing portfolio of residential properties and maintain relationship with landlords, tenants and any other related parties.
 

Main Responsibilities

Letting

  • Liaise with new applicants, identify their requirements and discuss suitable properties
  • Conduct property viewings
  • Negotiate offers between Landlords and Tenants
  • Import new tenancy details into company’s tenancy progression platform
  • Prepare tenancy agreements and all relevant new tenancy paperwork
  • Oversee referencing and tenancy progression process for new tenancies
  • Ensure holding deposit and move-in funds are in place
  • Ensure lettings compliance is adhered to


Administration

  • Assist with renewal paperwork
  • Conduct handovers on behalf of the landlords
  • Liaise with developers’ customer service team to deal with all snagging and repair issues
  • Assist with dressing up apartments for photo shoot and marketing
  • Monitor local authority licensing schemes requirements
  • Ensure all deliveries and mails are dealt with in a timely manner
  • Support Lettings Directors on reports and meeting minutes
  • Support Lettings Directors with additional tasks as and when required
  • Support other colleagues as required during annual leave and busy periods


Skills Required

  • Ideally be ARLA licensed
  • Experience in residential lettings (minimum 2 years)
  • Excellent organisation and time management skills with attention to detail
  • Excellent writing and communication in English
  • A can-do attitude in a dynamic and fast-paced environment
  • Excellent skills in the use of Mac and Apple softwares
  • Exceptional interpersonal skills and a keen interest of being a team player

 


 

2: Sales Coordinator

Office Location: 1 St. Katharine's Way, London, E1W 1UN 
Job Types: Full-time, Permanent

Creation of the Role

With the continuous expansion of the business and increase in market share, we would like to take on board an ambitious and passionate sales administrator at our office in central London. The successful appointee will focus on supporting the Sales Director and Property Consultants and strengthening client relationships by providing excellent customer service skills.
 

Main Responsibilities

  • Prepare return on investment calculation by using templates 
  • Prepare property proposals and viewing itineraries
  • Update marketing materials as required
  • Arrange sales trips and appointment schedules 
  • Support sales events and exhibition 
  • After-sales transaction suppor
  • Ensure close communication with purchasers after exchange of contracts and completion
  • Support Property Consultants to ensure all purchasers experience a smooth completion process
  • Conduct handovers on behalf of the purchasers or accompany purchasers at legal completion 
  • Assist owner-occupiers on their move-in 
  • Provide assistance to owner-occupiers with setting up utilities, internet and council tax 
  • Liaise with developers’ customer service team to deal with all snagging and repair issues. 


Office Administration

  • Ensure all deliveries and  mails are dealt with in a timely manner 
  • Support Sales Directors on reports and sales meeting minutes


Mandatory Person Specification

  • Mandarin speaker 
  • Bachelor’s degree from a leading UK university
  • Experience working with sales team is preferred
  • Excellent organisation and  time management skills with attention to detail
  • Experience using Chinese social media sites, especially WeChat  
  • Excellent writing and communication skills in both English and Mandarin
  • A can-do attitude in a dynamic and fast-paced environment
  • Excellent skills in the use of Mac and Apple softwares
  • Exceptional interpersonal skills and a keen interest of being a team player

 


 

3: Digital Marketing Executive - Mandarin speaking

Office Location: 1 St. Katharine's Way, London, E1W 1UN 
Job Types: Full-time, Permanent

Creation of the Role

With the continuous expansion of the business, we would like to take on board a creative and confident marketing professional with great attention to detail. For the most part, this will focus on content writing for Wechat, XiaohongShu and other Chinese social media channels, taking and editing of videos, instagrammable photos of apartments and local areas.

This is a great opportunity for someone who is creative and passionate about marketing and real estate.

 

Main Responsibilities

  • Produce articles and postings for Wechat and Xiaohongshu 
  • Produce and edit property videos for sales and lettings

  • Digitally savvy with in-depth knowledge of WeChat, Xiaohongshu and other Chinese social media platforms

  • Identify and establish relationships with key opinion leaders (KOL) to promote our properties

  • Produce quality property fact sheets, social media content, proposals etc

  • Research and organise events to promote sales and lettings services 

  • Proactively liaise with developers, external marketing agencies, architects and our professional partners

  • Update third party advertising channels
  • Work closely with the existing UK and Chinese marketing team members


Mandatory Person Specification

  • First-class degree in communication skills both written and verbal in Mandarin and English

  • Excellent creative writing skills in Mandarin

  • Confident in making and presenting property videos

  • Meticulous attention to detail and quality control

  • A can-do attitude in a dynamic and fast-paced environment

  • Knowledge and experience in Chinese digital marketing and social media, ideally with experience in the property sector

  • Experience in using Apple software and Photoshop

  • We can provide T2 visa once the candidate successfully completed the probation

 


 

4: Property Manager

Office Location: 1 St. Katharine's Way, London, E1W 1UN 
Job Types: Full-time, Permanent
 

Main Responsibilities

  • Schedule and carry out property visits (pre tenancy, mid term, end of tenancy, etc)
  • Attend viewings with applicants when necessary
  • Check and preparing properties for new tenancies
  • Arrange pre tenancy works when required and ensuring timely completion
  • Arrange inventory check in and check out
  • Prepare and send useful information packs for the tenants
  • Meet new tenants at the start of the tenancy
  • Manage end of tenancy matters
  • Prepare dilapidation charges and manage deposit returns
  • Ensure all properties have a valid Gas Safety, EICR and PAT
  • Prepare mid-term inspection reports to send to the landlord and feedback to the tenant
  • Deal with day to day property maintenance issues
  • Assess and evaluate reported maintenance issues
  • Organise quotes for repair/maintenance and oversee works
  • Assist with handover of the property after completion and oversee any snagging issues
  • Deal with change of occupancies
  • Negotiate tenancy renewals
  • Update internal database
  • Appointment and monitoring of contractors
  • Carry out general administration duties (filing, scanning, etc)
  • Assist in review of existing property management processes, procedures and systems
  • Manage and promote properties on social media platforms and Rightmove to generate business leads

Skills Required

  • Ideally be ARLA licensed/achieved the NFOPP Technical Award
  • Experience in residential lettings and/or serviced apartments industry
  • Excellent communication skills with a professional phone manner
  • Good organisational and multi-tasking skills with the ability to prioritise and work under pressure
  • Be adaptable and a good team player
  • Excellent IT skills including knowledge of MAC systems
